Q: What is King Futt's PFM, LLC?
A: King Futt's PFM, LLC is a residential property management company that owns and operates more than 500 properties in the Las Vegas Valley, Henderson, and North Las Vegas. Our team of dedicated professionals brings more than 15 years experience in real estate and property management. We are here to make the rental process smooth and worthwhile for our tenants. Q: Why should I rent from King Futt's?
A: King Futt's owns more than 500 properties including homes, apartments, condominiums, town houses, and mobile homes spread across the valley covering North Las Vegas, Las Vegas, and Henderson. We offer a wide range of properties to suit different needs, from small apartments to larger family homes for competitive market prices. We have a full-service management office and dedicated maintenance team committed to customer satisfaction. Once you find the perfect fit for you, our office staff is ready to assist whether you are paying your rent, or have a maintenance request, we are here to help you get what you need in a timely and efficient manner.
 
Q: How do I qualify to rent one of your properties?
A: Our leasing qualifications include:
 
  • Must be 18 years or older to apply
  • $50 Lease Application Fee per Adult
  • Good Rental History
  • Must pass civil and criminal background checks
  • Must earn 2.5 times greater than the rent per month (net not gross) and provide proof of income
Properties are available on a first come, first served basis and application approval is required for all move-ins. Applicants are required to view the property with our leasing agent before completing the application and submitting the application fee. 
 
Q: Do all occupants residing in the home need to be listed on the lease?
A: Yes, all occupants, including children and pets, must be listed on the lease. The $50 application fee will be charged per adult living in the home and all applicants must pass background checks prior to move-in. Failure to add residents to the lease will result in lease violation and could result in initiation of eviction proceedings.
 
Q: How long does the application process take?
A: The first step in the application process is to view the property, then to complete the forms which you can do onsite with our leasing agent, or in person at our office. From the time that you submit your application and pay the fee, it can take up to 1-3 business days to receive background checks, and rental history approvals. In some cases, it can take more than one week. Your application and fee will hold the property address while we wait for approvals. Once approved, our office will contact you to let you know whether you are approved and next steps toward move-in.
 
Q: What's included in the rent?
A: Rent does not include major utilities, but it does include HOA fees, pool cleaning and maintenance charges, and maintenance repairs.
 
Q: How long is the lease term?
A: All lease terms are 1 year or 12 calendar months. After 1 year, you will have the option to renew your lease or pay month to month.
 
Q: What happens if I need to break my lease agreement, is there a penalty?
A: All lease agreements are signed for the period of 1 year or 12 calendar months. If you need to end your lease agreement, 30 days written notice is required, one month's full rent will be charged as a termination fee, and tenant will forfeit their security deposit AND may be charged additional fees for any damages found to the premises. 
 
Q: Is my security deposit refundable?
A: A security deposit is collected upon move-in and is refundable in full to the tenant if the lease term is not broken and if the property is in excellent condition upon move-out, meaning nothing needs to be replaced or repaired. Upon move-out inspection, if repairs are needed to turn the property over to a new tenant, the security deposit will be used toward these charges as tenant is liable for any costs to recoup the property.
 
Q: What are considered "damages" that my security deposit would cover at move-out?
A: Damages may include but are not limited to the following:
 
  • Property requires window blinds to be replaced
  • Property requires carpet to be replaced due to normal wear, rips & tears, discoloration, odor/smell, pet feces, spills/stains, etc.
  • Property requires trash removal and a trip to the dump for anything left behind on or inside the premises after move-out
  • Property requires landscaping maintenance and cleaning
  • Property requires interior paint
  • Property requires work to repair holes in walls or doors, broken door frames, damaged baseboards, broken windows and/or window seals

Total costs to cover all items will be taken from the security deposit.

Q: Are pets allowed? What is your pet policy?
A: NO AGGRESSIVE BREEDS. NO PIT BULLS. We allow pets and require a $250 deposit per animal that may be refunded if there is no damage to the property. Tenant is required to obtain animal liability insurance. Additionally, if you live in a property that is managed by an HOA, you must also adhere to restrictions enforced by the HOA for that property regarding animals/pets. If you have any visiting animals on your property or obtain an animal at any time that have not received prior written approval by King Futt's Property Management, you will be subject to a $500 fine.
 
Q: How do I request maintenance and what does King Futt's cover?
A: King Futt's covers maintenance and repairs for pools, A/C & Heating, plumbing, issues with power, water, and appliances. All maintenance requests must be submitted through our online portal by accessing our website. Only requests submitted by the tenant(s) on the lease will be accepted.
 
PLEASE NOTE: Tenant is responsible for replacing air filters every 30-90 days to maintain proper operation of the unit.
 
Q: Does King Futt's replace my air filters for my air conditioner / heating unit?
A: King Futt's does not provide air filters or change air filters for tenants. Tenants are responsible for maintaining proper care of their air conditioning/heating unit(s) while living in the home and are required to replace air filters every 1-3 months. Lack of proper HVAC care and failure to change filters that results in coils being clogged and systems requiring replacement due to damage on the part of the tenant, will result in charges to the tenant or at minimum a $50 lease violation.
 
Q: Does King Futt's cover my landscaping and irrigation?
A: King Futt's covers landscaping and irrigation maintenance costs for the first initial 30 days after move-in. On day 31, per the lease agreement, tenant is responsible for all landscaping on the premises including irrigation. Tenant is expected to water all lawns, shrubs, trees, mow lawns on a regular basis, trim trees, fertilize lawns, shrubs, and trees, and keep area free of debris.
 
Q: Do you have properties with a pool? If so, how does my pool get serviced?
A: We own several properties that include pools in different locations all across the city. King Futt's covers all pool fees for general upkeep, maintenance, and repairs. Tenant is responsible for maintaining correct pool level and keeping pool filled. If you have animals, all animals must be locked up for our pool man to provide service on your pool day and gates need to be unlocked.
 
Q: Do you have properties with an HOA? If so, how does that work?
A: King Futt's owns some properties within Homeowner's Association Communities, under various management companies, all that have different rules, regulations, and bylaws. King Futt's Property Management covers all HOA association fees, however, tenant is responsible for abiding by all HOA CC&Rs, rules, regulations, laws, ordinances, statutes, and orders regarding the use of the premises. In the event that a violation occurs, all HOA violation fees will be charged to the tenant and continuous violations may result in additional lease violation fees, and/or may result in the initiation of eviction proceedings.
 
Q: Does King Futt's provide pest control service?
A: King Futt's does not offer pest control services. Pests include rodents, spiders, scorpions, roaches, various insects, black widows, bees, wasps, snakes, ants, termites, rats, mice, and pigeons. If pests are found on the property within the first 30 days after move-in, King Futt's will send an exterminator. Simply call our office to request service. Per the lease agreement, all tenants are required to have regular professional pest control service within 30 days of occupancy. If the premises has pests, the tenant agrees to arrange and pay for monthly pest control spray treatments. Tenants must select professionally licensed pest control companies in accordance with the State of Nevada Division of Agriculture.
 
Q: What is your parking policy?
A: Tenant must provide vehicle make/model/description including license plate number to be added to the lease for all tenant owned vehicles, prior to move-in. Tenant is permitted to use parking garage, driveway, and/or carport as assigned to their property. No more than 2 vehicles shall be visible on the premises for more than 12 hours per day. The following vehicles are prohibited upon the premises for more than a 24-hour period unless previously authorized by Landlord: camper, trailer, recreational vehicle, boat, or commercial vehicle. Any unregistered or inoperable vehicle on premises will be towed at the Tenant's expense. In addition to these rules, tenant must also adhere to any additional rules enforced by HOA applicable to on-property and street parking.
 
Q: If I rent a property while waiting for a different property to become available, when that property is available and I want to move, do you allow that and what is the penalty to transfer to a new address?
A: Property transfers are not common and not always available. In the event that a property transfer is available at the time that you wish to move, you must be in good standing, never late on rent, with no prior lease violations, no prior HOA violations, and no outstanding balance due. Though it is technically considered a "property transfer", it is treated as a move-out of your current property, and a new move-in to a new property, where you are required to end your current lease and sign a new lease. You will be charged all fees for the move-out, move-in, in addition to a $500 transfer fee.
 
Q: When is my rent due and if I have to pay late, can I make arrangements to do so?
A: Rent is due from the 1st to the 5th of every month. All rent paid after the 5th of the month will incur an automatic 5% late fee. Arrangements can be made to make your payments in full at one of our 24-hour locations as needed.
 
PLEASE NOTE: Payments not made by mid-month will result in being served with a Pay or Quit notice and a $50 process server fee charged to the tenant. Rent payments not made 7 days after Pay or Quit is served will result in being served with an eviction notice and a $250 eviction fee charged to the tenant. No partial payments will be accepted at any time.
 
Q: How do I pay my rent?
A: There are several ways you can pay your rent. Rent is due from the 1st to the 5th day of every month. Rent payments made on or after the 6th day of the month will incur an automatic 5% late fee. No partial payments will be accepted at any time.
 
ONLINE PAYMENTS:
You may pay your rent online through our online portal on the website from the 1st to the 5th only, the online payment portal will only accept rent until 11:59 PM on the 5th day of the month. Payments made online after that time will not be processed.
 
IMPORTANT: Paying online with a debit/credit card will add a percentage of your rent charge as an extra fee that could range from $60 and higher. We advise all tenants paying online to pay using your checking account bank routing number for a $2.50 additional fee only.
 
IN-PERSON PAYMENTS:
You may pay your rent in person at our office during normal business hours, using a debit/credit card, personal check, cashier's check, or money order. NO CASH PAYMENTS ACCEPTED.

24 HOUR LOCATIONS:
In order to pay your rent at one of our 24-hour locations, you must make prior arrangements by contacting our office. Your rent will not be accepted at these locations, unless you have made prior arrangements through our front desk, or property manager directly. These locations will only accept a Cashier's Check or Money Order in the exact amount that is due. Attempts to pay with another payment method, or to pay a different amount, will not be accepted.

Q: Do you provide rental insurance?
A: King Futt's does not provide rental insurance.
 
Q: Is rental insurance required?
A: Yes, the lease agreement explicitly states that all tenants are required to obtain rental insurance for a minimum coverage of $50,000 in property damage. Landlord will not be responsible for damages due to theft, fire, riots, strikes, acts of God or otherwise.
 
Q: How much notice do I need to give before moving out?
A: We require 30 days written notice prior to the date you plan to move-out.
 
Q: Is there emergency maintenance?
A: In the event of an emergency, please contact our office and leave a voicemail and you'll be contacted by one of our vendors directly for scheduling.
 
Q: What changes can I make to the home / property?
A: Any alterations or improvements to the property must receive prior written approval by King Futt's Property Management and in some cases must also include HOA approvals. In the event of any alterations, Tenant shall be responsible for restoring the premises to its original condition if requested by Landlord prior to move-out at tenant's expense.
 
Q: Will my rent ever increase?
A: King Futt's PFM strives to maintain competitive and fair market pricing for all tenants and all properties. Annual evaluations are conducted to compare market pricing and as rental costs may increase due to changes in economic interest rates and market inflation, rents will follow. Raises in rent will not be excessive in nature (doubled/tripled), but may or may not increase over time.
